Caulk is the first thing to fail

Every shower has joints that should never be grouted: the inside vertical corners, the line where walls meet the pan or tub, and the perimeter of glass and fixtures. These are movement joints, and they need a flexible sealant. When that sealant yellows, splits, or turns black with mold, water gets behind it fast.

Why caulk over caulk does not work

Fresh caulk laid over old caulk traps mold underneath and peels at the edges within weeks. We cut out every bit of the old bead, remove residue from the tile and pan, and sanitize the joint with 220°F dry vapor steam so nothing is left to bleed through. Only then do we lay a continuous, tooled bead of commercial silicone.

Silicone, not acrylic

Inexpensive acrylic caulk shrinks and cracks in wet areas. We use 100 percent commercial grade silicone that stays flexible, adheres to tile, glass, acrylic, and stone, and is formulated for mold resistance. It needs a cure period before the shower is used, and we will tell you exactly how long before we leave.
