Why scrubbing does not get grout clean

Cement grout is full of tiny pores. Soap scum, skin oils, and mildew settle into those pores, below the surface a brush can reach. Harsh cleaners bleach the top layer for a few days, then the discoloration bleeds back. Repeated acid or bleach cleaning also erodes grout, which makes it more porous and faster to stain next time.

What dry vapor steam does differently

Dry vapor steam is superheated water vapor with very low moisture content. At 220°F it penetrates grout pores, loosens embedded residue, and kills mold and mildew on contact, then flashes off quickly rather than soaking the wall. We follow it with extraction and a detail pass on corners, niches, and the line where tile meets the tub or pan.

Cleaning alone or as step two

Steam sanitation is step two of our four step restoration process, so it is included in every regrout and enclosure restoration. On its own it makes sense for grout that is structurally sound but dirty. If your grout is cracked, recessed, or growing mold that has gone black and deep, cleaning will not restore it, and we will recommend grinding out and regrouting instead.

Clean grout stays clean longer when it is sealed. Most homeowners pair steam sanitation with a color seal, which locks a uniform color into the joint and resists the next round of staining.
